Auction Details

The owner of the property located at 779 Modoc Rd has commissioned Low Country Auction & Real Estate to market and sell this new development. This project will be known as Turkey Ridge Estates. The property will be offered in six (6) estate size parcels ranging from eleven (11) +/- acres to twenty-five (25) +/- acres. The tract will also be offered as a whole consisting of one hundred (100) +/- acres. In this case the seller will accept the bid that generates the highest per acre price.
These lots are partially wooded. Parcels #1 and #6 will have a small private pond. As a BONUS, if the parcels are sold individually the seller has agreed to include a four (4) inch deep well serviced by a 1 horsepower pump and 82 gallon tank in the purchase price. Seller will provide wells within approximately 30 days of closing. If the tract sells as a whole the seller has already installed a well, located in the southern quadrant of the property.
The property will be sold by the acre whether you are bidding on one (1) parcel or multiples.
Example: Parcel #1 is 16 acres. If your bid is $1500, that will be $1500.00 x 16 acres =$24,000.00

The final purchase price will be determined by a survey. The cost of the survey will be the responsibility of the BUYER. Donaldson Surveys has been commissioned to perform the survey at a cost of .39 cents per linear foot. Purchasers that share a common boundary may share the cost of that boundary line.
